Here is what is covered by condo insurance:
- Personal liability- If a visitor is injured while visiting your condo accidentally, but you caused the accident, this coverage will pay for your legal fees and your visitor’s medical expenses.
- Guest medical protection- If a visitor becomes injured while visiting your condo, this will cover related medical expenses even if you did not cause the accident.
- Building property- This will cover repair expenses if the damage was to occur to the interior of your condo unit, including built-in fixtures such as bookcases.
- Personal property- Your personal items are covered under this policy, in addition to appliances, furniture, and electronics, if they become damaged or stolen. This will cover the costs of repairing or replacing them.
Additional coverage
- Loss assessment- If your condo association issues special assessments, this will cover your portion. For instance, if a fire were to cause damage to a common area, this may help cover your part of the expenses.
- Flood insurance- This is generally not covered under standard condo policies. But your lender may require you to purchase this and condo insurance.
Also, remember to familiarize yourself with what your condo association’s insurance policy covers. This is generally known as the master policy and typically covers areas including the roof, boiler room, shared spaces, etc.
